Is grout sealing worth it? When to seal, when not to, clear vs colour
Sealing is the cheapest add-on on our price list and the one people are least sure about. Here’s a straight answer.
Key facts
Grout sealing is worth it when the grout is sound and has just been cleaned, especially in showers and on light-coloured floors in a humid climate like Darwin’s. Clear sealing adds $5/m² to a floor clean or $69 to a shower. It isn’t worth it on cracked or crumbling grout (that needs regrouting) or on epoxy grout (already waterproof). If the grout is stained after cleaning, colour sealing is the better buy: it gives one even colour and seals at the same time.
What grout sealer actually does
Cement grout is porous. Unsealed, it drinks water, soap, grease and whatever is in the mop bucket, and that is why it goes dark from the inside out. A penetrating (clear) sealer soaks into the pores and reduces how much the grout can absorb. It doesn’t change the colour and it doesn’t form a shiny film; the grout just stops behaving like a sponge. A colour sealer is different: a tinted coating applied to each grout line by hand that gives a uniform colour, hides stains that won’t clean out, and seals the surface at the same time.
When sealing is worth it
- Straight after a professional clean. The grout is as clean as it will ever be; sealing keeps it that way for longer. That’s why we only sell sealing as an add-on to a clean.
- Showers and bathrooms in Darwin. Grout that stays damp for days in the wet season is where mould starts. Sealed grout dries faster and gives mould less to hold onto.
- Light grout on busy floors. Kitchens, entries and hallways with white or cream grout show every mop. Sealing makes the next clean easier and the lines stay even longer.
- Rentals and homes being sold. Clean, sealed grout stays presentable between tenants and through an inspection.
- Newly laid grout, once it has cured for the time the grout maker specifies (ask your tiler). Sealing new grout from day one is the cheapest protection you’ll ever buy for it.
When it isn’t
- Cracked, crumbling or missing grout. Sealer can’t hold grout together. That needs regrouting, which we don’t do, and we’ll tell you if that’s what we see.
- Epoxy grout. Epoxy is already non-porous. Sealing it does nothing. Newer builds and renovated bathrooms sometimes have it; your tiler’s paperwork will say.
- Over dirty grout. Sealing locks in whatever is there. If the grout hasn’t been deep cleaned, don’t seal it yet.
- If the grout is still stained after cleaning and you want it to look new. Clear sealer won’t hide the shadow. Colour sealing will.
Clear sealing or colour sealing?
| Clear sealing | Colour sealing | |
|---|---|---|
| Best for | Grout that cleans up well | Patchy, stained or mismatched grout that’s still sound |
| Look | Unchanged | One even colour; can match the original or change it |
| How it’s applied | Worked into the lines, excess wiped off tiles | Painted onto each grout line by hand |
| Price (added to a clean) | $5/m² · shower $69 · bathroom $99 | $16/m² · shower $189 · bathroom $299 |
| Lasts | Typically a few years, less in busy showers | Usually longer; it’s a surface coating |
Is my grout already sealed? A two-minute test
- Pick a dry patch of groutChoose a spot that hasn’t been wet for a day, away from the shower floor.
- Put a few drops of water on the grout lineA teaspoon is plenty.
- Watch it for two to three minutesIf the water beads or sits on top, the grout is sealed and the sealer is still working. If it darkens and soaks in within a minute or so, the grout is unsealed or the sealer has worn off.
Drying and cure times in the wet season
Sealer only bonds to dry grout, and dry takes longer in Darwin from about October to April. On a clean-and-seal job the cleaner dries the grout with air movement before applying sealer. If it still isn’t dry enough on the day, we don’t seal it just to finish; we come back and seal when it is, and the price doesn’t change. After sealing, allow around 24 hours before using a shower. Floors usually take light foot traffic sooner.
Looking after sealed grout
Use a neutral (pH-balanced) tile cleaner. Acidic cleaners, strong bleach and abrasive pads strip sealer early. A squeegee after showers and a weekly wipe are enough. When the water-drop test shows water soaking in again, it’s time to reseal.
Sealing is on the grout sealing page and the price list. If you’re not sure which to choose, say so in the quote form and we’ll recommend one after seeing a photo.
Sealing questions
Do porcelain or ceramic tiles need sealing?
Glazed ceramic and porcelain tiles don’t; the glaze is already non-porous. It’s the cement grout between them that soaks up water and dirt, so grout sealing is about the lines, not the tiles. Natural stone tiles (marble, travertine, limestone, slate) are a different story and usually need sealing themselves.
How long does grout sealer last?
It depends on the product, the traffic and what you clean with. A penetrating sealer in a busy family shower may need redoing in a couple of years; a hallway floor can go longer. Harsh or acidic cleaners strip sealer early. Colour sealing generally lasts longer than clear sealing because it forms a surface layer.
Can I seal grout myself?
Yes, clear penetrating sealer comes in bottles with an applicator and isn’t hard to apply. The hard part is what comes first: the grout has to be properly clean and fully dry, or you seal the dirt in and the sealer doesn’t bond. In Darwin’s humidity, fully dry can take longer than the bottle suggests. Colour sealing is a slower, more skilled job and is usually done professionally.
Does sealed grout still get mouldy?
It can, but less and later. Sealed grout holds less water and soap, so mould has less to feed on and wipes off the surface instead of rooting in. Ventilation and a squeegee still matter.
How long before I can use the shower after sealing?
Most products need around 24 hours before the shower is used, and floors can usually take light foot traffic sooner. The cleaner gives you the exact time for the product used on the day.
What does grout sealing cost in Darwin?
Added to a clean: clear sealing is $5/m² on floors, $69 for a shower recess and $99 for a bathroom. Colour sealing is $16/m², $189 and $299. Sealing isn’t sold on its own, because sealing over dirty grout locks the dirt in.
