End-of-lease tile and grout cleaning in Darwin: what gets you your bond back

Grout is the easiest thing for a property manager to photograph at a final inspection. Here’s what the rules say, what a bond clean covers, and how to time it.

Key facts

In the NT you must hand a rental back reasonably clean, measured against the condition report from when you moved in. A standard bond clean wipes tiles down but rarely deep-cleans grout, so black shower grout and grey kitchen grout are often left for the inspection to find. A tile and grout clean the day before the bond clean fixes that: bathroom $229, each extra bathroom $179, laundry floor $69, splashback $69, living-area floors $9/m².

What the NT rules actually say

Under the Northern Territory Residential Tenancies Act, a tenant has to leave the premises in a reasonably clean condition. “Reasonably clean” is measured against the ingoing condition report and photos, not against brand new. That cuts both ways. If the grout was clean and light when you moved in and it is black now, cleaning it is your cost and the landlord can claim it from the bond. If it was already stained on the day you got the keys, that is fair wear and tear and shouldn’t be charged to you. Bond disputes in the NT go to the Northern Territory Civil and Administrative Tribunal (NTCAT), and the condition report is the evidence either side relies on.

Practical advice: dig out your ingoing report now, before you book anything. If it noted stained grout, you may not need a deep clean at all. If it said “clean” and it isn’t, a clean is cheaper than an argument.

What a bond clean does and doesn’t cover

Bond cleaning checklists are long, and “tiles” is on them, but it generally means the tile surfaces are washed. Deep-cleaning the grout lines is a different process (pre-treatment, scrubbing every line, rinse and extraction) with different equipment, and most bond cleaners either don’t offer it or quote it separately. Ask the question directly: “Does your price include deep-cleaning the grout in the shower and the kitchen floor?” If the answer is vague, assume no.

The same goes for mould in the shower. A bond clean will spray and wipe it. Mould that has rooted into the grout comes back within days, often before the final inspection.

Timing it right

  1. Furniture out first. Floors can only be cleaned where the cleaner can reach.
  2. Tile and grout clean the day before the bond clean, or the morning of it. Grout is walkable within an hour or two but dries through more slowly.
  3. Bond clean after that, so the cleaner isn’t walking dirt back across damp grout.
  4. Skip sealing unless you own the place. Sealing is for keeping grout clean over years; a tenant leaving next week gets no benefit from it. Landlords between tenants are the opposite case: a clean and seal now means less to argue about at the next handover.

For landlords and property managers

Between tenancies is the best time to deep-clean and seal grout: the place is empty, the next condition report starts from “clean”, and sealed grout stays presentable through the tenancy. Book on the published prices, tell us who provides access, and the invoice goes to whoever is paying. If the outgoing tenant is paying, we can invoice them directly.

Our tile and grout cleaning page covers what is included; the cost guide explains how the prices are worked out.

Bond and tenancy questions

Does a bond clean include grout cleaning?

Usually not beyond a wipe-over. Most bond cleaning checklists cover tiles and surfaces, but deep cleaning of grout lines is a separate job with different equipment. Ask your bond cleaner exactly what “tiles” means in their quote before you assume it is covered.

Can a landlord keep my bond for dirty grout in the NT?

In the Northern Territory you must return the premises in a reasonably clean condition, judged against the condition report from the start of the tenancy. If the grout was clean when you moved in and is black now, cleaning can be claimed against the bond. If it was already stained at the start, it is fair wear and tear and shouldn’t be. Your ingoing condition report and photos are what settle it; disputes go to NTCAT.

When should I book the tile clean?

The day before, or the morning of, your bond clean, after furniture is out and before the final inspection. That way the bond cleaner isn’t walking across wet grout, and sealing (if you want it) has time to cure.

What is the usual end-of-lease tile job?

Bathroom (or bathroom plus ensuite), laundry floor and kitchen splashback. A main bathroom, laundry floor and splashback is $367; add $179 for an ensuite at the same visit, or floor tiles at $9/m² if the living areas need it.

Do you give an invoice I can show the property manager?

Yes. You get a receipt after payment that names the rooms cleaned. Property managers can also book directly between tenancies on the same published prices.

Can you do it at short notice?

Often. Say your handover date in the quote notes and we will tell you straight away whether it can be done in time. Rural addresses are grouped onto set days, so allow a little longer there.

Inspection coming up?

Tell us the handover date and the rooms, and we’ll confirm the price and a time.
